Project Management and Contract Administration
We manage building projects on behalf of property owners, landlords and occupiers, from initial advice through to completion. Having an independent surveyor managing the work helps keep projects on programme and within budget, and makes sure the finished work is to the standard specified.
Our Services
- Feasibility and budgeting - reviewing the building and your requirements and advising on scope, cost and programme.
- Cost consultancy - controlling cost through the project and value engineering the scope so that it meets your budget.
- Specifications and schedules of works - setting out clearly what is to be done, so contractors price on the same basis.
- Tendering - identifying suitable contractors, managing the tender and reporting on the returns.
- Contract administration - administering the building contract, under JCT or NEC forms, including valuations, instructions and variations.
- Site inspections - monitoring progress and quality through the works.
- Completion - snagging, practical completion, the defects period and final account.
Planning Applications
We prepare planning and listed building consent applications for extensions, alterations and repairs, including the drawings and supporting information, and can then manage the work through to completion.
Section 20 Projects
For buildings with leaseholders, major works have to follow the consultation process under Section 20 of the Landlord and Tenant Act 1985. We act for block and property managers and for the directors of residents' management companies, providing early advice, preparing specifications, running the tender and administering the works in line with the consultation requirements.
CDM Principal Designer
We can act as Principal Designer under the Construction (Design and Management) Regulations 2015, and in the Principal Designer role under the Building Regulations, helping clients meet their health and safety and compliance duties on building projects.
Typical Projects
Repairs and refurbishment of commercial and residential buildings, planned maintenance, roof and façade repairs, fit-out works, and reinstatement works at the end of a lease.
Recent Projects
- Repairs to the original oak timber structure of a listed building, working with the conservation officer, tenants, engineers and contractors.
- A roof recovering project for an education trust, where we advised on covering as much of the roof as possible within the client's overall budget.
- Window repairs, re-rendering, redecoration and roof replacement on a listed block of flats under the Section 20 consultation process, including resolving a structural issue with a balcony found during the works.
