Property in Bembridge

Bembridge is one of the Island's largest villages. Much of it is made up of detached houses and bungalows in generous plots, many built during the twentieth century, alongside older cottages, Edwardian houses and newer homes around the harbour. St Helens and Seaview have a greater share of Victorian and older buildings.

Issues we commonly look at in the area include:

  • exposure to wind, salt air and driven rain on seafront and elevated properties, and its effect on roofs, render, windows and external joinery
  • coastal erosion and cliff stability on parts of the Bembridge and Seaview coastline, particularly for properties close to the cliff edge
  • flood risk for low-lying properties around Bembridge Harbour, which your conveyancer will check as part of their searches
  • extensions, loft conversions and dormers added to bungalows, and whether they appear to have been properly built

Second Homes and Houseboats

Bembridge and Seaview are popular for second homes and holiday lets. Properties that are empty for part of the year can hide leaks, condensation and blocked gutters and drains for longer, so a careful survey is particularly worthwhile.

The RICS Home Survey does not cover houseboats. If you are buying a houseboat in Bembridge Harbour, you will need a survey from a marine surveyor.

Which Survey?

We carry out both the RICS Level 2 Home Survey and the RICS Level 3 Home Survey in Bembridge. The right one depends on the age, construction and condition of the property, and on any changes you plan to make. If you are unsure, call us before you book and Joel will advise.
