Yarmouth is one of the Island's oldest towns. Its historic centre around the square and the quay is a conservation area with a high proportion of listed buildings. Beyond the centre there are Victorian and twentieth-century houses and bungalows, and larger properties along the coast towards Norton.

Issues we commonly look at in the area include:

  • listed buildings, where repairs and alterations need listed building consent and the use of suitable traditional materials matters
  • solid walls, lime mortars and renders, and the effect of cement repairs and modern paints on older masonry
  • flood risk for properties close to the harbour and the River Yar, which your conveyancer will check as part of their searches
  • exposure to wind and salt air on waterfront and elevated properties

Buying a Listed Property

If you are buying a listed building, our report will point out alterations that appear to be recent, so that you can ask your conveyancer to check the necessary consents were obtained. Liability for unauthorised works to a listed building can pass to the new owner, so this is worth checking before you commit.
