Ground Movement in the Undercliff
Ventnor and the Undercliff sit on one of the largest populated landslide complexes in Europe. The ground has moved slowly over a long period, and in places it continues to do so. Movement varies considerably from one street to the next, and many properties show no significant effects, but it is something every buyer in the area should take into account.
The Isle of Wight Council publishes information on ground stability in the Undercliff, and your conveyancer may recommend a ground stability search.
As part of our survey we look for signs that may be linked to ground movement, including:
- cracking and distortion in walls, floors and openings
- sloping floors and sticking doors and windows
- movement in boundary and retaining walls, paths and drives
- defective or leaking drains, which can make ground conditions worse
A survey cannot predict future movement. Where we see evidence of significant movement, we will recommend further investigation by a structural or geotechnical engineer before you commit to buying.
Property in Ventnor
Much of Ventnor was built in the Victorian era on steep terraces cut into the hillside. Many houses have retaining walls, split levels and rooms built partly below ground, and damp and drainage need careful checking. Bonchurch and St Lawrence also have a number of older and listed properties.
