Both towns developed as Victorian seaside resorts, and many of their larger villas were built or later used as hotels and guest houses. A good number have since been converted into flats or back into family homes. Shanklin Old Village also has some of the Island's best known thatched cottages.
Issues we commonly look at in the area include:
- conversions of former hotels and guest houses, and the condition of shared roofs, external walls and fire separation between flats
- the effect of salt air and exposure on seafront and clifftop properties
- clifftop locations, where coastal erosion and ground stability should be considered and may need further investigation
- thatched and older cottages, where roof condition, fire safety and insurance need particular attention
Converted Flats
When buying a flat in a converted building, you will usually share responsibility for the structure with the other leaseholders. Our report will highlight visible issues with the building as a whole and questions for your conveyancer about the lease and service charges.
