Landlord & Tenant Services

Our services for landlords and tenants ensure that lease agreements, property conditions, and alteration requests are managed efficiently and fairly.

  • We act for Landlords and Tenants prepare detailed schedules outlining repair and reinstatement responsibilities at the end of a lease, or assessing the Landlord claim and negotiating a settlement or agreeing works. For example, we recently assisted a commercial landlord in relation to an industrial warehouse securing a settlement figure to allow the Landlord to undertake required repairs from the outgoing tenant, a multinational retail firm. The works ensured the property was market-ready for the next lease.

  • Before leasing, we document the property's condition to protect both landlords and tenants. This is often used to ensure that tenants are not held responsible for pre-existing issues. For instance, we provided a comprehensive condition schedule for an office, helping the incoming to avoid repair disputes at the lease's end.

  • We assist landlords and tenants through the process of obtaining Licences to Alter, ensuring that all changes comply with lease agreements and agreed works are completed to the standard required. We are currently engaged with a project for Portsmouth City Council reviewing the works completed by the tenant on a new build single storey property on the site.

Construction Projects

Our construction project services ensure your building projects are delivered on time, within budget, and to the highest standard, whether it's a small-scale renovation or a large development.

  • We manage all contractual elements using JCT or NEC contracts to ensure clarity and fairness throughout the project. We always use an inclusive environment to obtain the best results for our clients and maximise the exepertise engaged in the project. We are currently engaged in five NEC projects for a large defence organisation constructing a new car park over 1000m2, a re-roofing project of a large commercial unit, installation of a new lift and the demolition of an asbestos contained steel framed cladding building.

  • Our cost consultancy service helps clients control their budgets and ensure financial efficiency. With experience of Quantity Surveying and Project Management we value engineer the project to ensure we meet the clients budget requirements. On a recent roof recovering project carried out in Summer 2024 knowing the education trust clients overall budget we were able to advise on completing as much area as possible ensuring the budget was maximised but not exceeded.

  • From start to finish, we oversee your construction projects, ensuring all aspects are coordinated effectively. We recently undertook a project on a listed building in Bishops Waltham liaising with conservation planners, tenants, commercial managers, engineers and contractors carrying out repairs to the original oak timber structure.

  • We undertake contract administration, tendering and pre-advice for multi owner residential properties impacted by Section 20 notices. Assisting Block and Property Managers as well as Directors of Leaseholder Managing firms to provide, manage and administer Section 20 projects. We recently undertook a complicated window repairs, re-rendering, decoration and roof replacement section 20 project for a Property Management client on a listed building in Southampton. This included the added complication of a structural engineering issue with a balcony discovered during the project works.

  • We assist with all aspects of party wall legislation to prevent disputes between neighbours. A recent example involved a party wall agreement between B+Q, Lidl and Currys in Worthing.

  • We have also provided reviews of boundaries to determine ownership, comparing land registry plans with the actual site layout assisting solicitors and land owners to resolve boundary claims.

  • We ensure compliance with the Construction (Design and Management) Regulations to safeguard health and safety on-site. We have acted in Principal Designer roles and are able to complete this role as well as the newly created Principal Designer (Building Regulations) role.

  • Our detailed assessments ensure that properties are adequately insured by calculating accurate reinstatement costs. We have completed numerous insurance valuations, previously completing all properties owned by City and County of Swansea. We recently undertook a multi occupied site valuation comprising of residential houses, flats, commercial units including warehouse, gym, swimming pool, retail, take away restaurant and offices in Southampton.

  • We can assist building owners by assessing the current condition of a property and advising on anticipated future maintenance costs over a set period of 5-10 years allowing our clients to determine budgets and programme their maintenance works to limit reactive maintenance. We completed in September 2024 a preventative maintenance schedule on a residential block of flats in Cowes advising that a roof recovering and render repairs were required imminently but also advising on how to protect the building to limit future costs, whilst projecting likely 10 year maintenance costs and plans.

  • We assess properties to determine immediate works required and advise on what is needed in the short term and provide a report advising on future maintenance. A building defect assessment will typically look at one identified defect. We recently undertook an assessment of a block of flats in Portsmouth where we were asked to look at some defect render with cracks and loose render noted. We were able to identify cavity wall tie failure at an early stage and defective concrete lintels suffering from concrete cancer. The client was provided with a budget cost of rectification works with phasing advice to limit the immediate capital spend.

  • We are able to provide part 35 compliant expert witness reports within our field of expertise. We have undertaken expert witness reports for Contractors, Building owners for residential works and large development schemes. These include reports that were used to complete successful multi million pound claims against an insurance backed new build guarantor firm where previously the claims had been rejected.
